Saskatoon Real Estate Market Mid-Year Review (January – July 2026)


The first seven months of 2026 have reinforced one key theme in the Saskatoon real estate market: demand has consistently outpaced supply. While sales have moderated slightly from the record-setting pace of 2025, activity has remained well above historical averages, keeping inventory at historically low levels and pushing home values to new record highs.


For both buyers and sellers, this has created a market where preparation and pricing continue to make all the difference.

Inventory Trend


One of the biggest stories of 2026 has been the gradual increase in available listings. Inventory climbed from 635 homes in January to 928 by the end of July, giving buyers more options than they had at the beginning of the year.


However, despite this increase, inventory remains 41 to 50 below the historical 10-year average throughout much of the year. Homes continue to sell quickly, preventing a meaningful shift toward a balanced market.

Benchmark Price Trend


While inventory has slowly improved, demand has remained exceptionally strong.


The residential benchmark price increased from $417,800 in January to a record $448,400 in June, before easing slightly to $447,600 in July.


That represents a gain of nearly $30,000 (7.1) in just seven months.


The slight decline in July shouldn't be viewed as a market correction. Instead, it reflects the normal seasonal adjustment that often occurs after the busy spring market while prices remain well above last year's levels.

Sales Activity


Despite inventory challenges, buyers remained active throughout the first half of the year.




Sales exceeded the 10-year average every month.


June posted 589 sales, one of the strongest June performances on record.


July sales slowed compared to 2025 but still finished 18 above the historical average, demonstrating continued buyer demand.

What This Means for Sellers


The market continues to strongly favour sellers.


Although more homes have entered the market since spring, inventory remains well below normal levels. Well-priced homes that are professionally marketed continue to generate strong interest, particularly in desirable neighbourhoods and price ranges.


As inventory slowly increases, pricing strategy becomes even more important. Buyers have slightly more selection today than they did earlier this year, making proper pricing essential to maximize interest while minimizing time on market.



What This Means for Buyers


Buyers have seen a modest improvement in selection compared to the beginning of the year.


However, competition remains strong for well-priced homes, particularly under the city's benchmark price. Being mortgage pre-approved, acting quickly, and working with a knowledgeable REALTOR® remain key advantages in today's market.

Saskatoon Real Estate Market Update: Record Prices Continue in May 2026


The Saskatoon housing market remains one of the strongest real estate markets in Saskatchewan, with tight inventory levels continuing to push home values higher. While sales activity moderated slightly compared to last year, demand remains exceptionally strong, resulting in a new record benchmark price for residential properties.


A Market Defined by Low Inventory


In May 2026, Saskatoon recorded 519 residential sales. Although this represents a modest four per cent decrease compared to May 2025, sales were still more than 10 per cent above the city's long-term average.


The biggest story continues to be inventory. At the end of May, there were just 837 residential properties available for sale across the city. Once conditional sales are removed, buyers effectively had access to fewer than 600 active listings heading into June.


With only 1.61 months of supply available, Saskatoon remains firmly in a seller's market. For perspective, a balanced market typically has between four and six months of supply.


Home Prices Reach a New Record


Limited inventory and continued buyer demand have driven prices to new heights.


The residential benchmark price reached a record-breaking $444,400 in May, surpassing the previous high set just two months earlier. This represents a 3.2 per cent increase over the same time last year and reflects the ongoing pressure buyers are facing in today's competitive market.


Detached homes continue to lead the market, with benchmark prices reaching $536,600, while semi-detached homes, townhouses, and apartments have also experienced year-over-year price growth.

Current market conditions continue to favour sellers.


With inventory levels remaining exceptionally low, well-priced homes are attracting significant attention from buyers. Many properties are selling quickly, and sellers continue to benefit from strong pricing and limited competition.

Saskatoon Real Estate Market Update – April 2026


The Saskatoon real estate market continues to show strength this spring, with demand remaining high and inventory levels staying historically low. While more listings came onto the market in April, conditions continue to favour sellers in many segments of the market.


Sales Activity Remains Strong


Saskatoon recorded 450 residential sales in April 2026, representing a 2 increase compared to April of last year. Sales activity also remains well above long-term trends, sitting 12 higher than the 10-year average for the month.


Despite ongoing inventory challenges, buyers are still actively entering the market — especially as we move deeper into the spring season.


Inventory Continues to Tighten


One of the biggest stories this year continues to be inventory.


At the end of April, Saskatoon had only 714 available residential listings, which is more than 50 below historical averages. Months of supply remained extremely low at just 1.6 months, making Saskatoon one of the tightest housing markets in Saskatchewan.


When factoring in conditionally sold properties, the number of truly active listings heading into May was even lower.


Low inventory levels create increased competition among buyers, particularly in well-priced homes and popular neighbourhoods. In many cases, properties continue to sell quickly and attract strong interest shortly after hitting the market.


Home Prices Continue to Rise


Home values in Saskatoon continue to trend upward.


After reaching a record benchmark price of $435,200 in March, the city’s benchmark price settled slightly lower at $433,200 in April. Even with the slight monthly adjustment, prices remain 3.3 higher than they were this time last year.


Detached homes continue to lead the market, with benchmark prices reaching approximately $501,100 in April. Row/townhomes and apartment-style condos also saw year-over-year price growth.

If you’ve been watching the Saskatoon real estate market, one thing is clear: 2026 is picking up right where 2025 left off—tight, competitive, and pushing prices higher.


With the latest numbers in from March, we now have a clear picture of how the spring market is shaping up—and what that means for you.

March gave us one of the strongest signals yet about where the market is headed this year:




388 homes sold (slightly down year-over-year, but still well above long-term averages)  


555 new listings came to market  


638 total homes available, with a large portion already conditionally sold  


1.6 months of supply — firmly a seller’s market  


Benchmark price: $435,200 — a new all-time high for Saskatoon (+5.4 year-over-year)  




 The headline: Prices are climbing because supply simply isn’t keeping up with demand.



 Q1 2026: The Bigger Picture


Looking at the first quarter as a whole, the story becomes even clearer:




Sales are slightly behind 2025 levels, but still above historical averages  


Inventory has remained extremely low all quarter, limiting buyer options


New listings improved slightly, but not enough to shift market balance


Prices have steadily increased month-over-month, culminating in March’s record high




In short: Even with a slight slowdown in sales volume, market pressure hasn’t eased—it’s intensified.



Why This Market Feels So Competitive


The biggest driver right now isn’t demand alone—it’s lack of supply.


At the end of March:




Nearly 200 of the 638 listings were already conditionally sold  


That leaves roughly 440 truly available homes across the entire city  




That’s incredibly tight for a city the size of Saskatoon—especially heading into the busiest time of year.

The Saskatoon housing market continues to show resilience as we move through the early months of 2026. While sales activity slowed slightly compared to last year, strong prices and limited inventory continue to define the local real estate landscape.


Let’s take a closer look at the latest numbers and what they mean for buyers and sellers in Saskatoon.



Active Listings Continue to Decline


One of the most important trends in the Saskatoon housing market is the continued decline in available homes.


Looking at the number of active listings in February over the past several years:






2021: 1,073 listings






2022: 954 listings






2023: 943 listings






2024: 731 listings






2025: 593 listings






2026: 575 listings






This sharp drop in available homes is one of the main reasons Saskatoon remains a seller’s market, with fewer options available for buyers.


Lower inventory levels typically create stronger competition among buyers and can lead to quicker sales and upward pressure on prices.



Home Prices Remain Strong


Despite fewer sales compared to last year, home values continue to show strength.


The average sale price in February 2026 was approximately $406,099, which remains significantly higher than prices seen just a few years ago.


Looking at February average prices over the past five years for ALL RESIDENTIAL:

While the average price dipped slightly from last year’s peak, overall values remain well above historical norms.

Sales Activity in Saskatoon


Sales activity slowed slightly in February compared to last year.


Saskatoon recorded 271 residential sales in February 2026, compared with 322 sales in February 2025.


Looking at February sales over the past several years:






2021: 352 sales






2022: 318 sales






2023: 253 sales






2024: 308 sales






2025: 322 sales






2026: 271 sales






This represents a 16 decrease year-over-year, but sales remain relatively strong considering the limited inventory available.

Benchmark Prices Continue to Rise


The benchmark price for residential homes in Saskatoon reached $421,600 in February, up from $417,800 in January and 4.7 higher than the same time last year.

Detached homes: $508,500






Semi-detached homes: $489,600






Row/Townhouses: $344,700






Apartments: $252,700






This range continues to provide options for buyers across multiple price points.



Inventory Remains Extremely Tight


At the end of February there were 614 homes listed for sale, but 164 were conditionally sold, leaving roughly 450 homes truly available to buyers.

This results in just 2.27 months of supply, which firmly places Saskatoon in seller’s market territory.

If you’ve been watching the Saskatoon real estate market and wondering whether it’s better to wait before buying a detached home, you’re not alone. Many buyers hope that prices will soften or that “a better time” will come along. However, when we look at the data and long-term trends in Saskatoon, one thing becomes increasingly clear: waiting often comes at a cost.


Detached Home Prices in Saskatoon: A Clear Upward Trend


Over the past several years, detached home prices in Saskatoon have shown steady growth. While the market does experience seasonal fluctuations—typically stronger in spring and early summer and slower in late fall and winter—the long-term direction has been upward.


Even during periods of uncertainty, prices have proven resilient. Each year, new benchmarks are being set, and average sale prices for detached homes continue to trend higher than the years before. More buyers enter the market at the same time, often leading to multiple offers and stronger sale prices. 3. Interest Rates vs. Purchase Price While interest rates matter, purchase price matters just as much—if not more—over the long term. Buyers often focus on waiting for rates to drop, but if prices rise faster than rates fall, the total cost of the home can still be higher. A slightly higher interest rate on a lower-priced home can sometimes be more affordable than a lower rate on a much higher purchase price.


4. You’re Paying Rent While Waiting For renters, waiting also means continuing to pay rent rather than building equity. Each month spent on the sidelines is a month that isn’t contributing toward ownership or long-term wealth through real estate.
