Looking at the number of active listings in February over the past several years:

This sharp drop in available homes is one of the main reasons Saskatoon remains a seller’s market, with fewer options available for buyers.

Despite fewer sales compared to last year, home values continue to show strength.
The average sale price in February 2026 was approximately $406,099, which remains significantly higher than prices seen just a few years ago.

Sales activity slowed slightly in February compared to last year.
Saskatoon recorded 271 residential sales in February 2026, compared with 322 sales in February 2025.

This represents a 16% decrease year-over-year, but sales remain relatively strong considering the limited inventory available.

Benchmark Prices Continue to Rise
The benchmark price for residential homes in Saskatoon reached $421,600 in February, up from $417,800 in January and 4.7% higher than the same time last year.

This range continues to provide options for buyers across multiple price points.
Inventory Remains Extremely Tight
At the end of February there were 614 homes listed for sale, but 164 were conditionally sold, leaving roughly 450 homes truly available to buyers.
