So... Your home didn't sell?
Statistically far less than 50% of the homes that get listed on Saskatoon's MLS market DO NOT SELL! There can be a multiple reasons this has happen to you perhaps! Often Sellers blame their selection of a REALTOR for this although that's not always the reason!! On some occasions the REALTOR has simply "put the home for sale" at whatever price the Seller has requested, however in today's real estate market the Seller should NOT be dictating the price as to what they need versus what's the home is really worth! Accurately pricing a property is very key to creating a successful sale, your REALTOR should be basing the price on comparable sales of similar homes in the same area as yours PLUS and in today's real estate market, it is very very important to see what the competition is, as compared to the home being evaluated. Appraisals performed by accredited appraisers are most times only looking at previous sales without taking into consideration of existing listings that will be competition to your home- and in a sliding market this is extremely negligent to not take the competition into consideration. Currently the SRAR has approx 1100 single family homes for sale with an absorption rate of 5.5 months, while the condo market is even heavier saturated with listings hovering close to 800 townhouse & apartment style condos which equates to over an 11 month supply! This is one reason why properties are not selling as one would hope. To be aware of statistics such as this is critical to understanding the market place.
