Saskatoon Real Estate Market Update – April 2026

The Saskatoon real estate market continues to show strength this spring, with demand remaining high and inventory levels staying historically low. While more listings came onto the market in April, conditions continue to favour sellers in many segments of the market.

Sales Activity Remains Strong

Saskatoon recorded 450 residential sales in April 2026, representing a 2% increase compared to April of last year. Sales activity also remains well above long-term trends, sitting 12% higher than the 10-year average for the month.

Despite ongoing inventory challenges, buyers are still actively entering the market — especially as we move deeper into the spring season.

Inventory Continues to Tighten

One of the biggest stories this year continues to be inventory.

At the end of April, Saskatoon had only 714 available residential listings, which is more than 50% below historical averages. Months of supply remained extremely low at just 1.6 months, making Saskatoon one of the tightest housing markets in Saskatchewan.

When factoring in conditionally sold properties, the number of truly active listings heading into May was even lower.

Low inventory levels create increased competition among buyers, particularly in well-priced homes and popular neighbourhoods. In many cases, properties continue to sell quickly and attract strong interest shortly after hitting the market.

Home Prices Continue to Rise

Home values in Saskatoon continue to trend upward.

After reaching a record benchmark price of $435,200 in March, the city’s benchmark price settled slightly lower at $433,200 in April. Even with the slight monthly adjustment, prices remain 3.3% higher than they were this time last year.

Detached homes continue to lead the market, with benchmark prices reaching approximately $501,100 in April. Row/townhomes and apartment-style condos also saw year-over-year price growth.

What This Means for Buyers

For buyers, preparation and strategy are becoming increasingly important in today’s market.

With limited inventory and continued demand:

  • Desirable homes are moving quickly
  • Competition remains strong in key price ranges
  • Buyers benefit from being pre-approved and ready to act

Working with a knowledgeable REALTOR® can help buyers navigate competitive situations while identifying opportunities as new listings come to market.

What This Means for Sellers

For sellers, current market conditions remain favourable.

Low inventory means many sellers are still benefiting from:

  • Increased buyer demand
  • Faster sales timelines
  • Strong pricing conditions

However, pricing and presentation still matter. Homes that are properly prepared and strategically priced continue to perform best in today’s market.

Looking Ahead

As we move further into the spring market, inventory levels will continue to be one of the biggest factors shaping Saskatoon real estate activity. If listings remain limited while buyer demand stays steady, we can expect competitive conditions and price stability to continue through the coming months.

Whether you’re considering buying, selling, or simply curious about your home’s value, staying informed about the market can help you make confident real estate decisions.
