The Saskatoon real estate market continued its record-breaking momentum in July 2025, offering both excitement and questions for buyers, sellers, and investors. With another month of soaring sales, rising prices, and limited inventory, the market remains firmly tilted in favour of sellers — but subtle shifts may be hinting at a future change in pace.

Sales Surge to New Heights

Saskatoon posted 610 residential sales in July 2025 — a 17% increase year-over-year (YoY) and nearly 40% above the 10-year average for the month. That makes it one of the strongest Julys on record, reinforcing just how robust buyer demand has remained despite higher prices and tight inventory.

 

Benchmark Prices Hit a New High

The benchmark home price in Saskatoon reached $435,100 in July — a 7% increase from July 2024, and a modest gain from June’s $432,700. Prices have consistently trended upward throughout 2025, fuelled by low supply and persistent demand.

Inventory & Listings: Still Playing Catch-Up

  • 784 new listings came to market this July — up 11% YoY.
  • Total inventory sits at 895, just slightly higher than last year, but still over 45% below the 10-year average.
  • More than one-third of current listings are already conditionally sold, leaving just 594 active listings heading into August.

 

Homes Are Selling Faster

  • Days on Market (DOM) dropped to 26 days, compared to 29 days in July 2024.
  • Months of Supply sits at 1.47, down from 1.69 last year — a strong signal that Saskatoon remains in a deep seller’s market.
