Saskatoon Real Estate Market Update – August 2026

The Saskatoon real estate market continued to show strength through August 2026, but we’re also seeing some important changes compared with the fast-paced spring market. More listings are coming onto the market, buyers have more options, and pricing remains strong—particularly for detached homes.

According to the Saskatchewan REALTORS® Association, Saskatoon recorded 446 residential sales in August, down just 1% from August 2025 but still 7% above the 10-year average. At the same time, 730 new listings came to market, an increase of 12% year-over-year. August 2026 market stats

Detached Homes Continue to Lead the Saskatoon Market

Detached homes remain a major part of Saskatoon’s real estate market. In August, there were 286 detached home sales, essentially unchanged from last year. There were 476 new detached listings, up 22% year-over-year, while inventory reached 593 homes, up 10%. August 2026 market stats

The detached benchmark price reached $515,300, approximately 3% higher than a year ago. The average detached sale price for August was even higher at $547,840. August 2026 market stats

The longer-term trend is clear. In August 2021, the average detached home sold for $404,895. By August 2025, that figure had risen to $523,882, and in August 2026 the average reached $553,284.

That represents an increase of approximately $148,000, or 36.6%, in the average August detached sale price since 2021.

It is important to remember that an average sale price is not the same as a benchmark price. The average can move considerably depending on the mix of homes sold in a particular month—for example, if there are more luxury or higher-priced homes included in that month's sales. The benchmark price is designed to better track the value of a typical home over time.

More Selection for Saskatoon Buyers

One of the biggest changes we're seeing is on the supply side.

Saskatoon finished August with 965 residential units in inventory, 6% higher than August 2025. New listings were also up 12% year-over-year. For buyers, this means there is more selection than there was during the spring, but desirable homes that are priced appropriately can still attract significant attention.

What Does This Mean for Saskatoon Sellers?

For homeowners considering selling, the numbers continue to support strong property values. However, with more listings coming onto the market, pricing and presentation become increasingly important.

The spring market was characterized by extremely limited inventory and buyers often having to make decisions very quickly. As inventory increases, buyers can be more selective and compare competing properties.

For sellers, this makes having a clear pricing strategy from day one especially important. Overpricing a home because of what similar properties sold for during a different part of the market can result in longer days on market and eventually require a price adjustment.

What Does This Mean for Saskatoon Buyers?

For buyers who felt discouraged by the spring market, the late-summer and early-fall market may provide more opportunities.

Inventory is improving, and there are more homes to consider. That doesn't necessarily mean prices are falling—the August residential benchmark was still 2.8% higher year-over-year—but buyers may have more time and choice depending on the property, price range and neighbourhood.
